Floor Coatings

A good floor coating will not only improve the appearance of your floor, it will add years of utility and durability to the floor by protecting it from the day-to-day bumps and scrapes which floors are prone to receive. Floor coatings are also¬†hygienic¬†in that they prevent microbes from growing in the small gaps between floorboards or floor tiles, and they make the floor easier to clean. Every type of uncarpeted floor should have some form of coating, and there are a great number of options available to customers. As such, it’s important to select the type of coating which is right for you and your floor.

If you have a wooden floor, you have three main options: solvent-borne polyurethane, oil-modified urethane and water-borne polyurethane. The most traditional form is solvent-borne polyurethane, and it is what most people are familiar with in terms of floor coatings. It can be quickly applied even by a nonprofessional, but over the years it tends to yellow and may need to be removed and replaced. Oil-modified urethane is cheaper and does not yellow, however it does not last and must be replaced every five years or so. Water-borne polyurethane is expensive, but does not wear quickly and lasts for decades.

Linoleum and other tile floors can be coated in epoxy, which lasts a long time and does not need to be replaced unless it has been worn through. It is vulnerable to scrapes and scratches and so it is a good idea not to allow sharp objects and edges to come into contact with an epoxy floor. Epoxy floors may also be available in a variety of color.

Most floor coatings can be applied at home without much special equipment. It is important to purchase a high-quality, name-brand floor coating along with appropriate spreading and safety equipment. It is also important to clean the floor and open the windows before starting, as any particles left on the floor will become trapped in the coating and any fumes from the coating will be dangerous if not allowed to vent to the outside. It is also possible to hire a professional to apply the coating, and there are many home improvement companies which will apply a professional coating and may even offer insurance on a job well done or replacement plans for when the coating wears out. Many stores which sell the floor coating solutions may also offer services to install it for you, however most will still expect you to clean the house and remove the furniture beforehand.
